Property refurbishment and Investing go hand-in-hand if you want to add value. If your investment property (or a planned one) is looking a bit tired, combining property refurbishment and investing is the perfect way to add value. It works whether you choose to rent it out, as we do, or to sell it on to another buyer who wants everything to be finished off for them. In fact, refurbishing a property can increase your returns in three ways: The great thing about refurbishing a property you buy, or that you have already owned for some time, is that it will add value to a property quickly - as quickly as you can get the renovations done! Planning your materials, labor and budget is important. At Remodeling-Houses, Gerard knows the value of planning properly for your renovation. Some of the best ways to add value is with cosmetic improvements. Simply changing a few light fittings and giving everything a fresh coat of paint can add tens of thousands of dollars to the value of a property, and hundreds to the rental return. Savvy investors can save thousands of dollars on kitchen and bathroom renovations by picking sound old ones with good layouts, and giving them a facelift with paint, fresh tiles and new handles. It doesn't all have to be expensive. I'm going to try to give a comprehensive overview of property refurbishment and investing, from how much return you can expect (and need to calculate in to your costs), to how to deal with gardens, paint colours, entertainment areas and adding rooms to add value. I can also highly recommend our friends at Decorating Vacation Property for Profit if you want more information about renovating vacation and holiday lets. Have we missed a Renovation topic you're burning to ask a question about? We hate to miss anything here at Investing in Property Rentals.
